Tenant Payments

Homige property – Peckershill Road

Homige aims to keep the cost of taking a tenancy clear from the outset. The rent, deposit and any other payment that applies to a particular property will be confirmed before you commit to the tenancy.

Rent

The advertised rent is the rent for the property or room. Where bills are included, the listing will state this. After the tenancy agreement has been signed, Homige may require up to one month's rent in advance before the tenancy starts, in accordance with the rules applying in England.

Holding deposit

Where Homige asks for a holding deposit to reserve a property while pre-tenancy checks are completed, it will not exceed one week's rent. The circumstances in which a holding deposit is refunded, applied to the tenancy or lawfully retained will be explained as part of the application process.

Tenancy deposit

A tenancy deposit may be required. For annual rent below £50,000, the legal maximum is five weeks' rent. Where a deposit is taken, it will be protected in an approved tenancy deposit protection scheme and the required information will be supplied to the tenant.

Referencing and tenancy setup

Homige does not charge tenants a separate administration fee for ordinary referencing, identity checks or preparing the tenancy agreement.

Other permitted payments

Depending on the circumstances and the tenancy agreement, the law allows certain other payments, including reasonable charges for a tenant-requested tenancy change, early termination requested by the tenant, late payment of rent where the statutory conditions are met, replacement of a lost key or security device, and utilities or communication services where applicable.

Before you pay

The listing and tenancy documentation for the particular property are authoritative. If you are unsure what a payment relates to, ask Homige before making it.
